There have been questions and misinformation regarding the proposed manufactured home community in East Blaine. Although the development is still in the planning process with additional details to be released as they are available, we, the developers as the future stewards of the property, want to dispel any misconceptions that may be out in the community.
The term “trailer park” conjures up images of old, poorly maintained homes on wheels parked on scrubby grass with transient residents. We can assure you that this is not what we have planned. We are creating an amenity-rich lifestyle community that includes a Clubhouse with a captivating fireplace and lounge area, full kitchen and outdoor entertaining area as well as a fitness center, library, games room, and outdoor fire pit area. The community includes pickleball courts, trails, bocce, horseshoes and a community garden for residents to enjoy. The homes themselves will be new, modern manufactured homes of the highest quality, each with a two-car attached garage. The grounds will be landscaped using native plant species, and meticulously maintained. The homes and their natural setting will work in harmony. This planned housing option does not currently exist in Blaine.
The homeowners will own the home and pay lot rental. We have heard some concerns about this model and wanted to share a few more details to provide you peace of mind:
Most properties in Whatcom County that have not yet been developed require stringent attention to critical areas. Careful analysis has been conducted to assure protection to wetlands and streams on the site. We have intentionally avoided all impacts to these sensitive areas. No filling of wetlands or their buffers are proposed to accommodate roads or homes. We live in Blaine too, and have every incentive to maintain a healthy environment for ourselves and all residents of Blaine.
The City of Blaine operates nine deep wells that produce water for Blaine residents, drawing from one of several aquifers at varying depths. One of these wells is in the vicinity of the proposed project, similar to other projects that have been built in recent years. Several investigations into these aquifers have been conducted over the past thirty years, including one recently conducted for this site. All of these investigations conclude that because of access to City water and sewer, and stringent stormwater treatment requirements, the resulting development has a very low potential of affecting the underlying aquifer.
A wildlife assessment conducted on the site has not identified any endangered animals or their habitats on the property. It’s important to remember, however, that every one of us lives in a home that when built, affected the animal kingdom and impacted existing neighbors, but space was still made for us. Our project proposal limits this impact as we plan on keeping and including many natural elements such as trees, boulders, and ample open area. We live here too and care about all beings with whom we share our community.
